Review
Review all current leases, amendments, and extensions to check for accuracy of rental amounts, triple nets, CAM fees, default provisions, and timing of options and or extensions.
Standardization
Standardize leases, language, options, and spatial requirements as needed.
Negotiation
Negotiate and interpret all real estate transactions and coordinate with designated client contacts to facilitate expansions, extensions, assignments and or subleases. Additionally, coordinate and communicate with existing landlords as required.
Zoning
Verify planning and zoning requirements through individual municipalities for compliance. Report all findings.
Annual Review
Review leases each year for rental increases, expirations, option notices, relocations, etc.
Lease Administration
Proofreading
Review drafts of real estate documents and provide guidance on corrections, changes, and accuracy.
Tracking
Enter lease data into a proprietary database to track dates, rental increase, options, expansions, etc. Electronically store pertinent lease documentation and photographs.
Distribution
Facilitate and track signatures of documents; circulate appropriately to the company and landlords.
Reconciliation
Compare year-end reconciliation to leases for inconsistencies; report discrepancies and modifications.
Lease-End
Initiate the lease-end process including proper notice, walk through, and return of keys and security deposits (as applicable).
Facilities Management
Site Visit
Visit existing and future facilities; inspect buildings for potential issues, deferred maintenance, and ADA compliance. Report findings and provide suggestions.
Checklist
Create a new location checklist to coordinate functions necessary to commence operations at a location (e.g. keys, insurance, IT, improvements, etc.).
Contracts
Negotiate service contracts with vendors as required for operational function (e.g. janitorial, HVAC, grounds maintenance, plumbing, etc.).
Improvements
Coordinate tenant improvements for selected locations. Manage contractors, architects, and landlords to ensure timelines are met and work is performed in a professional manner. Acquire Certificate of Occupancy(s) as required.
Repair & Maintenance
Provide a single point of contact for plumbing, maintenance, roof, HVAC, janitorial, and any other facility matters.
